5 Steps to Leasing Real Estate

We know that first-time visitors to Japan are unfamiliar with Japanese real estate information. If you do not have a specific property in mind, you can contact us with your budget or even just the name of a place you would like to live.

Inquiry

Ken Corporation offers a variety of property types in Tokyo and Yokohama to meet the diverse needs. Whether you have an idea of what you are looking for or are having trouble making a decision, please contact us via e-mail. If you currently reside outside of Japan, online MTG is also available.

After you e-mail us, our English-speaking agents will be available to answer any questions or concerns you may have. For corporate contracts, please let us know your company's requirements and we will suggest the most suitable property for you.

Once a date and time for viewing is set, our sales staff will pick you up at your home, hotel, serviced apartment, etc.

Preview

Our agents will make all arrangements for the viewing of the property. Please keep in mind that properties that are not vacant or owner-operated properties may have time restrictions.
Together with us, you can check not only the exterior, floor plan, and facilities, but also the amount of sunlight and ventilation.

In addition, you may have some questions while looking at the property. Please do not hesitate to ask our staff in charge. We will be happy to answer them.

*Please be aware that most properties in Japan require you to take your shoes off indoors.

Application

When you find a property you like, let us know. We will inform the owner of your interest in renting the property. The application form is not a formal contract, but more like a declaration of intent.

We will do our best to find you the property you want, so if you have any irregular requests or information, we would appreciate it if you could provide it to us in advance.

Also, while we will do our best to fulfill your requests, we may offer other options or compromises during the negotiation process. Consider all options and make an all-inclusive decision.

Contract

Once you have reached an agreement with the owner, you will need to review the draft rental agreement. The contract is often written in Japanese and signed according to Japanese law. English translations may be available, and we will cooperate as much as possible.

Please submit all necessary documents before the conclusion of the lease agreement. Of course, we will assist you. After concluding the contract, please complete the necessary payment procedures and homeowner's insurance.

Moving in

The moving-in date is stipulated on the lease and should be confirmed before the lease agreement is finalized. Some apartments have strict regulations for moving companies and schedules. Please confirm in advance.
You will also need to decide in advance for utilities, internet, telephone, and television, etc.

On the day of the handover, your agent will be present to carry out a pre-move in damage inspection.Please keep the record as you will need it when you vacate the residence. If you own a car, you will also need a parking permit. Please contact us for details.
