Refund: If there are no outstanding issues (such as unpaid rent or damages), the 敷金 is returned to the tenant at the end of the lease.

礼金 (Reikin):

Definition: 礼金 is a gratuity fee that tenants pay to landlords as a gesture of appreciation. Unlike 敷金, it is not directly related to security or collateral.

Finding a house / Finding an agent

It is common to consult a real estate agent or use websites that showcase rental properties to find a room. Choose an agent you can trust. Japanese and foreign contracts are different, so an agent who is used to dealing with expats or who is able to deal with expats in English is a good choice.
