- When can I move in?

- The date that the contract will commence is stipulated on the lease and should be confirmed before the contract is finalized. Once the contract is signed and the payments are confirmed, a date will be set to hand the keys over and carry out a move-in orientation.

- How many keys do I get?

- The general standard is 1-2 keys. If the cylinder is an import, it may take up to two weeks to make a copy so let your agent know in advance if you need extra copies. For security purposes, all extra copies made should be done through your management company.

- Am I allowed to wear shoes inside the property?

- Generally, shoes are not to be worn inside of the property. Not wearing shoes inside also helps to keep the wear and tear down to a minimum. If you do wear shoes inside the property, the damage caused will most likely not be considered as normal wear and tear.
This is not always the case for expatriate property but to save your self a big repair bill when you move out it is recommended not to wear shoes inside.

- What do I do if I have a problem with the facilities?

- If the property is managed by Ken Corporation, call the Tenant Support Centre.
If it is not, call your agent and let them know what kind of problems you are experiencing. Try to have the model number, manufacturer and symptoms ready as it will help the coordinator make the right arrangements. Repairs due to negligence, or excess force are the responsibility of the tenant and you will be asked to pay the bill.

- What do I do if I lose my keys?

- If the property is managed by Ken Corporation, please contact the Tenant Support Centre. If not, call your agent. Most properties have strict guidelines and you will have to pay for new keys and cylinder.

- What kind of day to day up keep am I required to do?

- The two main items would be the filters for the air-conditioner and the drains in the bathrooms and sinks. Filters should be cleaned 1-2 time a month. Filters are easily removed and just need to be washed off, dried and put back in. A dirty filter can cause the machine to malfunction and affects the performance. This in turn runs your bill up too.
Check the drain in the bathrooms, sinks, and balconies for hair, soap and debris that may have built up.
Clogged up drains cause bad smells and can cause water to over flow into the property if not periodically cleaned.

- Fire, injury and burglars

- Call the police (110) or the Fire department (119). If you call the police, your call will be transferred through to the fire department. In case of a fire or theft, regardless of damage call your agent and let them know as it is always good to have a helping hand.

- What can I do to earthquake proof the inside of the property?

- Make sure all furniture and fixtures are secured. Try not to store things up high as they will fall off and try to secure drawers. Keep stairways, doors and emergency escape ways open and do not store large items to allow a quick escape. Storing items on balconies and in the stairway is against fire regulations.

- What do I need to do to move out?

- You will need to submit a written notice to your agent. Check your lease to see how much notice you need to give in advance and contact your agent for further details.

- How do I settle outstanding utility bills?

- If you know the date in advance in which you would like to suspend your utilities, please let your agent know. Any outstanding bills can be paid on the spot (cash only).
For other monthly services (internet, phone, cable) will need to be settled via direct debit or which ever type of arrangements were made at the time you signed the contract.

- Can I repair damages to the walls and floors?

- It is most likely better not to as there are cases where the tenant has been billed for the damage anyway. Contact your agent in advance and let them make the arrangements for you.

- Do I need to clean the property up before I move out?

- It is not necessary to hire a professional cleaner but it does give a better impression at the time of the move-out inspection to clean up before handing over the keys.

- Will the owner buy fixture or appliances that I installed?

- The owner will not buy any of the fixtures or appliances that you installed or would like to leave behind. It is recommended to sell the appliances or your agent can assist you to dispose of the items. There are some cases where the next tenant may buy the appliance from you.
