- How do I start Searching for a house/apartment?

- First set your budget and decide how many rooms you need. A typical Ken Corporation property for expatriates start from about 70 to 100 square meters for small families and single person households. There are bigger types from 150-240 square meters. A typical one bedroom apartment geared more towards Japanese standards can start from 30 square meters. A two bedroom can be as big as 40 square meters.

- Do the properties listed on the web page really exist?

- The web site is updated on a daily basis to provide the most recent information. However the information is subject to change without notice so contact your agent for a better update.

- What information do I need to give the agent?

- Provide your name, contact number and if your lease will be contracted through your company, please provide your company name. Your agent will ask you all other necessary information. Be sure to inform your agent of any specific requirements beforehand so they know what suits you best.

- How big is one tatami mat?

- The room sizes in Japan are measured by tatami mats (grass straw mats) One tatami is approximately 1820mm x 910mm (approximately 1.65 Sq.m) which is about the same size of a single bed.

- What do I bring with me? Is there anything I can’t bring?

- Most of the day to day things you will need can be purchased in Japan. Do remember there are some medicine that are not sold or can not be prescribed in Japan. Consult with your doctor before coming. Household appliances from overseas often do not work in Japan due to the different voltage. If you do bring appliances, you will need to buy converters or extensive construction may be needed which is costly and in the long run, can be a burden on the appliance. This can also be a fire hazard so it is not recommended.

- Are there apartments/houses throughout Tokyo?

- Ken Corporation specializes in select areas of Tokyo. (Minato-ward, Shibuya-ward, Chuo-ward, Shinjuku-ward, ) Suburb area (Meguro-ward, Ota-ward, Setagaya-ward, Chofu city) East area of Kanagawa Prefecture (Yokohama and Kamakura) Unfortunately there are no properties in the Taito-ward, Sumida-ward, Chiba or Saitama area.

- What is included in the rent?

- Generally the rent only covers the rental fee for the premises and does not include utility related costs.

- Is there an agent fee?

- For the services provided, Ken Corporation does charge a one month fee plus 5% tax with the landlords acknowledgement.

- Can I have room mates?

- Ken Corporation can not provide a leases with multiple signees.

- Can I see pictures of the properties?

- Most of the properties listed on the web page do have pictures. For some properties, pictures are not available due to privacy issues.

- Do I need stable income in order to sign a lease?

- If you do not have stable income, you should consult with your agent beforehand. The lessee will take this into consideration and may decline your application of you are not able to provide proof of income.

- How soon should I start looking?

- 1-2 months from the desired move in date is recommended.

- What are the initial costs required to rent an apartment/house?

- You will need one month’s rent in advance, deposit and agent fee. Depending on the requirements, the amount can come to anywhere from 5 to 8 months.

- Do you accept credit cards?

- All payments in relation to the lease are required to be settled in cash or by bank transfer. Credit cards are not accepted.
