- Can I put in an application without looking at the property?

- Generally, applications are not accepted unless you have seen the property and confirmed that the conditions suit you.

- What do I need to do if I want to rent the property?

- You need to inform the landlord that you would like to rent the property with a written statement. Contact your agent for assistance and to obtain forms.

- What is key money?

- "Reikin" is literally translated as appreciation money but is often called "key" money.
This is a custom and you will see that most properties ask for 2-3 months but it actually has nothing to do with keys. It is an old tradition mainly in Tokyo that started after the war when everyone needed help to rebuild their house. Key money is non-refundable and if not payable, the owner may increase the rent.

- Is it possible to get a discount on the rent?

- It all depends on the property, landlord and the current status of the market. The landlord will check the contents of the application and take requests into consideration.

- How long does it take for the application to be approved?

- Generally it takes about 2 weeks. This will differ depending on the property.

- What kind of documents do I need to submit with my application?

- For an individual contract, you will need an official identification (registration card, drivers license, passport), Proof of income, and a guarantor. Your gurantor will also need to submit the same documents. For a corporate contract, your company will need to provide a company profile, copy of the company registration and tax related documents.

- Are bank balance slips or credit history reports suitable for proof of income?

- Unfortunately, balance slips and reports are not sufficient enough.

- Who can be a guarantor?

- Generally a Japanese national with a registered seal and a family registration. Also a factor taken into consideration is someone who has enough income to be able to rent the property.

- Is an English version of the lease available?

- Most landlords only issue the lease in Japanese. Ken Corporation does provide a translation of the lease but the lease is signed under Japanese law. All legal issues will be disputed under the jurors diction of the area in which the property resides.

- What is home insurance?

- Home insurance is a precaution to protect you in case you or a family member were to cause extensive damage to the property you are renting. Most home insurance packages include coverage for robbery, fire, and liability. Applying for an insurance policy is most often mandatory and it is done when you sign the lease.
